Replacing a Roof with 2 Years Left to Go!
This was an old home in need of some serious remodeling. The homeowner was trying to start from the top and work his way down, so the roof installation was first.
Replacing the Shingles, and More
Older roofs like this one used inferior roofing products such as these 3-tab flat shingles. They were so brittle that they were breaking apart in our sales reps' hands. Once he got to the chimneys, he noticed the chimney in the middle of the roof didn't have a cricket, which is a water diverter in the back of the chimney. Without it, water can sit behind the chimney and eat through the masonry, causing the cement and flashing around the chimney to leak. The flashing around it was already old and falling apart and the previous homeowners just slapped some roofing tar on it like a bandage, which is not adequate long-term waterproofing. Due to the location of the second chimney, it did not need a cricket.
The homeowner also had an old skylight that had damaged flashing around it, so the homeowner decided to go with new skylights so we could warranty those as well.
Prior to us, he had three other roofers come out but he found our pricing was fair and he was comfortable with us and our fifty-year warranty. No one else could do exactly what he was looking for and felt the other roofing contractors were overpriced.
Despite the problems he had with his roof, the homeowner was very excited and opted for copper flashing to stand out and impress his neighbors!
